We’re now seeking an experienced Development Manager to join our Property team, supporting the end‑to‑end delivery of complex capital works and development projects across Australia.

About the role

Reporting into our Property leadership team, the Development Manager will be responsible for the end‑to‑end delivery of multiple concurrent property and capital works projects, from early scoping and design through to construction, commissioning and handover.

You’ll play a key role partnering closely with Operations, Finance and senior leaders to ensure projects are delivered on time, on budget and to quality, while balancing the realities of live environments and competing stakeholder needs.

This is a hands‑on role suited to an experienced Development Manager who enjoys being close to the detail, working autonomously and juggling multiple projects at different stages.

Key responsibilities

This role will see you:

  • Manage the full project lifecycle across refurbishment, renewal and new‑build developments, including design development, approvals, construction and defects
  • Lead the delivery of large‑scale and complex projects (up to $50m), including live‑site refurbishments
  • Establish and maintain strong project governance, including reporting, risk and issue management, decision registers and steering committee coordination across major national renewal projects
  • Drive value engineering and value management, balancing cost, quality, design and commercial outcomes
  • Manage project budgets, cashflow forecasting, cost reporting, variations and final accounts
  • Coordinate and manage external consultants, contractors and suppliers
  • Partner with internal stakeholders across Operations, Finance and Leadership to set realistic expectations and deliver successful outcomes
  • Ensure compliance with contractual, statutory, safety and Bupa quality requirements
  • Champion consistent project management practices and continuous improvement across the portfolio

About you

You’re a practical, commercially minded development professional who thrives in complex environments and takes pride in delivery.

You’ll bring:

  • A tertiary qualification in Construction Management, Engineering, Quantity Surveying, Town Planning or a related discipline
  • Significant experience delivering end‑to‑end property or capital works projects
  • Proven experience managing multiple projects concurrently, including high‑value and live‑environment works
  • Strong capability in cost control, value engineering and programme management
  • Exceptional stakeholder engagement skills and the confidence to manage competing priorities
  • A proactive, autonomous working style with a strong sense of accountability
  • Experience in aged care, health, retirement living, education, hotel or similar complex environments (highly regarded)
  • Strong written and verbal communication skills and confidence working with senior stakeholders
